Step 2 · Days 0–2

We gather the facts

We’ll ask you to request three things from your lender: your mortgage statement, your reinstatement amount, and your payoff amount. The number is on your statement; it usually takes one phone call. If you’d rather, we’ll walk you through it. If we need to, we’ll schedule a quick walkthrough of the property.

Step 3 · 1–3 business days after we have the documents

You get your options in writing

You decide, we execute

If you accept, our real estate attorneys open the file and handle everything with your lender, the title company, and the county. We cover those costs. Most closings are done in 7–14 days — faster when there’s a sale date to beat. You choose your move-out date and we can pay part of your proceeds up front if you need moving money.
