Frequently Asked Questions About Foreclosure
The questions homeowners and property owners ask us most. Don’t see yours? Just contact us.
How much does this cost me?
Nothing. We never charge homeowners a fee. Our attorneys handle the file and we pay for it.
How fast can you close?
Fast. We can close in as little as 24 hours — and we’ve done it in the past.
- Once we have your loan documents, you’ll have options in writing in 1–3 business days
- When there’s an auction date to beat, we can close in 24 hours once title and documents are in order
- Prefer more time? You choose the closing date
Can I really still sell after I’ve gotten a notice of sale?
In most cases, yes — right up until the sale happens. But the closer it gets, the fewer options remain. Reach out as soon as you can.
What if I owe more than the house is worth?
We still may be able to help. Options like taking over your existing loan payments (called “subject-to”) can work when a cash sale doesn’t. We’ll look at your specific numbers.
Do I have to move out right away?
No. In fact, we prefer that you stay as long as you need. It’s your home, and this isn’t an easy process — you deserve time to move and adjust.
- Lease-back options: sell the house and rent it back so you can stay
- Flexible move-out dates that fit your family’s schedule
- Moving money: we can release part of your proceeds early if you need it
Will this hurt my credit?
A completed foreclosure is one of the most damaging marks on a credit report. According to Experian, it stays on your credit report for seven years from the first missed payment that led to it, and it hurts your scores most in the first few years.
Selling or resolving the loan before the sale can help you avoid having a foreclosure on your record. We can’t give credit or legal advice, but we’re happy to explain how the options generally compare.

Do you buy houses that aren’t in foreclosure?
Yes. Inherited homes, rentals, houses that need work — any situation, any condition.
